Rarely do real estate professionals (or any other business professional for that matter) fully understand the complexities of internet marketing or the potential. Probably no more than I understand real estate sales (which isn’t much). The fact is, that if you do not have a professional website, one that is built to bring in business, valuable leads are passing you by. Learning to operate on the internet is not as hard as one may think. Understanding the fundamentals will take you a long way but then understanding how to create a professional online presence will take you so much further. How do you go about marketing on the internet? Here are a few tips.

You Already Have A Website

Most real estate professionals already know the importance of having a web presence. What I am finding among real estate people is they have no way of knowing how much traffic they are receiving to their site and they have no possible way of knowing what kind of traffic they could get.

Tip #1

Get traffic stats on your website.

There are all kinds of ways to do traffic research including counters and portals that provide great information that you will use in putting a marketing campaign together. There are thousands of traffic hit-counters available to anyone who has a website and some are free. (A note about the free ones- be careful that there isn’t an advertisement built into the code. If it does anyone who visits your site may be redirected to another website of the hit-counter supplier’s choosing.)

Tip #2

Optimize your website. There are a million opinions as to how search engines send free traffic to your site but the most reliable piece of advice is for you to utilize keyword rich content on your web pages and provide your visitors with relevant information that makes their visit worth coming back to. Search engines can tell how long a visitor stays on your site. They can tell which pages they entered your site and which pages they exited. Using this and tons of other logarithmic functions, search engines try to emulate a human beings search patterns to provide the best possible experience for the one doing the search.

Tip #3

Stay on top of your maintenance. Maintenance includes updating all the information on your site as often as time allows. The more frequent the better. With the internet, often times when information is a few days old, it’s too old. Be timely.

You must be constantly creating new, relevant content in order for your site to climb the steady path to popularity. This means, research and provide your visitors with unique and useful information. Your web ranking will thank you for it and your visitor count will increase – slowly at first – but steadily.

You Do Not Have A Website

There is no time like right now to start your website. Every day you put it off, leads don’t know you exist and you miss out!

That said, lets get on with Tip #1

Find a website design company that will allow you to build your own site and maintain it yourself as well. There are hundreds of website “Template” companies out there and I’ll tell you right now – THEY ARE NOT EVERYTHING YOU THINK THEY ARE! I’ve run into a number of web design companies that preach the great news but service or delivery is non-existent! Beware of the quick and easy design templates.

Research yourself into an education about website design companies and do it as soon as you can. There is too much at stake here so you have to get with a company that is reliable, professional and reputable, not to mention cost effective.

Unfortunately, that combination is hard to find, especially if you don’t know anything about web design. Webmasters think they know everything there is to know – beware and do your research. Don’t let a few technical terms scare you into submitting to an expensive web design company.

Speaking of cost effective. Don’t spend more than $ 300 to $ 500 getting started with at least 10 – 20 pages of content. These figures include you doing the maintenance and you writing the content.

With all that said, I’ll finish with this: Websites and Webmasters are not all alike. And you DEFINITELY DO NOT get what you pay for just because it was expensive!

Multi-level marketing: The Real Deal

Entrepreneurs, no matter from what angle we are seeing the world from, are just the ones that keep it turning. And they are on the go to gather as much as they could from the world’s resources and from the world buyers.

While it is true that money is the root of all evil, their act of accumulation much is not necessarily a bad thing. Saying that such practices that clearly involve money are bad is an oversimplification and is very naïve.

Entrepreneurship, in simple words, is simply the control of certain products so that money could be earned and wealth will be accumulated. This definition already quite covers it all. And today, there are many ways to get the money in the entrepreneur’s pocket.

Multi-level marketing is one. This marketing strategy involves paying people not for the direct sales that they make but also for the number of people that they have recruited to be part of the network.

Because of this, this marketing strategy is also referred to as network marketing. Just by looking at it, one could just immediately conclude that this is easy money, both for the entrepreneur and the people working for him (or the networkers).

And it is indeed making easy money. For the part of the entrepreneur, he saves much from never having to advertise. Networks get wider and wider over time and a lot people know of their products and their assumed effectiveness as a result. So advertising would then become redundant. There is just no wonder why the number of recruitments made is also being paid for well.

For the part of those who are literally part of the network, earning money could also be easily done. One just has to have the needed sales talking skills to convince others to be part of the network.

If he has that, getting compensation is really a no brainer. Such is multi-level marketing.

However, it also is not a perfect strategy. There are now a lot of criticisms being thrown at it and the companies that live by its rules. One of the most serious perhaps is the claim that such strategy is not so different from the illegal pyramiding scheme. Both involve networking and both really require high initial start-up expenses.

Multi-level marketing is also said to enhance the probability for the exploitation of personal relationships. When one becomes involved with the widening network, the people around him automatically become target of his persuasion. This is not necessarily bad.  However, some people may have just been forced to join and participate in the activities so that they can preserve whatever relationship there was to preserve. Online Marketing For Real Estate – Are You Smarter Than a 9-year-old?

Not long ago, as part of a presentation I was giving for my daughter’s third grade class and directed the students to use their laptops to log on to a clever website (mrpicassohead.com) where users can create their own Picasso-inspired masterpieces. Before I was able to get to the site myself, nearly all of the 9-year-olds had logged on, jumped headfirst into the site’s interactive tool set and were creating their own artwork. My own daughter had captured a frame grab from the site and converted it into a customized screensaver, while another child was already e-mailing a copy to his parents.

Is there any question about how this generation of future homebuyers will look for their new homes?

According to a 2008 survey of Home Buyers and Sellers, 87% of homebuyers said they used the internet as a resource when researching residential real estate.

That’s 2% more than those who said they consulted a real estate agent!

Does this mean that Realtors are no longer relevant and/or that traditional advertising is dead? Not by a long shot!

The survey also reported that a 47% of searchers looked at newspapers or other print ads (yard signs garnered 62% and open houses-48%). Of the 87% percent of home buyers who used the Internet to search for a home-well, 87% of those folks eventually purchased through a real estate agent!

Your media mix -whatever it includes-will ultimately run through or revolve around your website. It is, or at least it should be- the hub of your marketing wheel. And while it’s easy to be overwhelmed by the seemingly unlimited creative possibilities of Web 2.0 with its streaming media (web video), mobile media, social media, blogs, and more, you should understand the basics of online marketing.

So, here are some helpful hints to consider before investing in a potentially under-performing site.

Avoid 100% Flash websites: Search engine traffic is important and search engines can parse little content from Flash-based sites relative to HTML and CSS. In addition, if you have a lot of site content, or think it will need to be updated more than 3-4 times a year, then it makes sense to stay away from 100% Flash for budget reasons. I prefer balancing usability with creativity by combining HTML and CSS with some Flash, as a little Flash can go a long way to enhance user experience when used creatively and intelligently.

Mission Critical: Content: For successful search engine optimization (SEO), content is king. Your site should provide valuable information that references specific terms and concepts unique to your site with text on as many pages as possible, weaving keywords into compelling copy. Often, it’s not the broad keywords but very specific ones people are using to find you,. Search engines typically index the first 500 words of copy on each page. Site maps (outlines of your site) help search engines, as well.

Always use title tags or page titles relevant to the content of specific pages: Title tags define page titles, which are seen at the top of the browser window. Search engines place significant emphasis on this text when conducting searches and returning results. You titles should be succinct (usually not exceeding 75 characters), describe what you sell and where your business is located. You should also have a good description tag, which is hidden text that search engines use for page summaries. These should also be concise (1-2 sentences), informative (tell me what I can do here) and clear (what is the content of the page).

Remember that conversion is your ultimate goal: Top placement may be a by-product of successful online marketing, but conversion is king. To be effective, your online marketing should convert visitors into customers. So consider such factors as your own unique selling points, calls to action, site navigation, conversion and conversion path.

Keep these few principles in mind and you should at least be on equal footing in the competitive online marketplace. More likely, you’ll find yourself ahead of many and might even be able to teach your third grader a thing or two!
