<p><strong>Recent Sales Report for Huntington Beach from 3/21/2011 to the present</strong></p>
<p>For all of Huntington Beach 71 single-family homes were sold. The average sales price was $  785,073 and sold after 134 days on the market.  The price per square foot comes to $  368.  With an average of 129 days on the market, 51 condominiums were sold with an average sales price of $  375,865 and price per square foot of $  294.  The minimum sales price for the area was $  145,000 and the maximum was $  1,175,000.  These sales occurred in the following areas:</p>
<p><strong>Fountain Valley / Northeast HB</strong></p>
<p>In the northeast area of Huntington Beach a total of 3 single-family homes were sold with an average number of 158 days on the market.  The price per square foot in this area is $  367.  The lowest sales price in this area for this time period was $  440,000 and the maximum price was $  509,000.  Only one condominium was sold for $  248,000.  It was on the market for 247 days and the price per square foot is $  325.</p>

<p>In this section of the city 21 homes were sold with an average days on the market of 143.  The average sales price was $  821,370 and the price per square foot is $  372.  The highest priced home sold for $  1,890,000 and the lowest sold for $  367,000.  A total of 11 condominiums sold in this area for an average price of $  324,000 and 116 days on the market.  $  275 is the average price per square foot. </p>

<p>Real estate sales are nerve-wracking, even when it appears that things are going right. There are a lot of steps to home sales so that there are a lot of things that go wrong with sales. Let&#8217;s take a look at what can go wrong with a sale. </p>
<p>On the buyer&#8217;s side, the buyer can make a bid and it can be accepted but, before the closing date, the buyer can back out of the deal, leaving the seller to start all over again in the selling process. This is one of the things that go wrong with sales that you can&#8217;t do much about. Before the closing date, either party can back out of the sale without having laid out a great deal of money. The deal, then, is off with both parties not getting what they really wanted. The buyer may be out the money they&#8217;ve already put down to hold the place for themselves and there may be fees they have to pay to get out of the deal. </p>
<p>The buyer can put a holding fee on the property and the inspector can come back and say there is something major wrong with the house. This is the fault of the seller who can either fix the major problem or can forego the deal. It is best to avoid this issue by having the home inspected by the seller or by a potential buyer before signing the paperwork. This is one of those things that can go wrong with sales that are completely preventable by either party. </p>
<p>The seller can back out of the deal and decide not to sell the house after all. The seller must return any holding fee and the buyer is not out anything but the buyer must start over in looking for a house. It is a frustrating fact of life that, until the closing date, either party can back out with some repercussions. </p>
<p>The buyer can sign on to buy the house but be unable to get the financing for the house. The bank can decide that the borrower is not a good risk or that they have purchased a house that is too expensive for them to afford. Without the funding, the deal does not go through and both parties must start over. It may be that the buyer must rent and cannot buy a house at all or that they must buy a house that is more in their price range. All of this affects the seller as well, who must begin the process of selling their house all over again. </p>
<p>You need to understand that when things that can go wrong with real estate sales actually go wrong, both buyer and seller lose something important-the trust of each other and of the real estate system. There are many other things that can go wrong with home sales during the time when the buyer decides to buy the house and the closing date. The closing date makes everything official and nothing can really go wrong after that time.

Unless you have too much money to spare, it is not smart to invest in real estate during a recession because prices are continuously dropping. If you do, you may have to hold on longer to your investment because you wouldn&#8217;t know when the economy will pick up so you can turn around and sell. </p>
<p>Financial experts advise that you buy a new home during a recession only if you plan to stay there for a long time.</p>

<p style="text-align: justify;">Although you may have a list of the &#8220;must have&#8221;, try to be flexible with the specifics. Unless you build one, you cannot have the perfect house. Satisfy the &#8220;must have&#8221; criteria to their basic level and you won&#8217;t have a hard time finding a good deal. Perhaps you can make changes to the property later on to make it more to your liking. The best way is to compare all the deals you&#8217;ve found and choose the property that fits closely to your ideal home.</p>

<p style="text-align: justify;">Buy a home that you can actually afford. Buy a home if your finances are in order and if you have no other pressing debts that you&#8217;re having difficulty paying back. </p>
<p>Buy a home only if you&#8217;re financially secure, meaning you have a steady source of income so you can pay the mortgage comfortably and that you&#8217;re not facing the risk of losing your job the next day. This is not the time to stretch your finances. Remember, credit is tight during recession but lenders are more than willing to grant you a loan if you have a high credit score, of which capacity to pay is a big factor.</p>

<p style="text-align: justify;">Do not immediately make an offer on a property priced incredibly low for the neighbourhood. Ask your agent to confirm first if it is a short sale. Short sales usually require some time, months even, before a deal can be closed. The lender may not even accept your offer. If you really like the property despite it being a short sale, be sure that your agent has enough experience in handling short sale transactions.</p>

Real estate field is unpredictable in the present scenario, and this should make you doubly cautious while formulating an agreement. This would save many future troubles.
