Less time and effort needs to be spent on talks of whether or not to raise taxes. Instead, the government needs to talk with banks about reducing the ridiculous standards that are being placed upon those wishing to secure loans to buy new houses. As the real estate market recovers (by the banks allowing qualified homeowners with slight blemishes on their record to secure loans), the local governments will receive those taxes to help stimulate local economies, which adds jobs. I feel they are all (Republicans and Democrats) are going about stimulating the economy the wrong way.

It's great to hear that as a country we are working our way out of this regression. To see the real estate market recovering is a huge and relaxing thing to hear. With jobless rates lower than ever and more and more entering poverty, the recovery of the real estate market brings a bit of stability to the financial world. Especially in a state like California, where the real estate market affects a large community of people it is good to hear that sales are slowly returning to their old ways.

You didn't say where the property is located, but this is fairly normal where I live.
Once you are under contract, the buyer usually negotiates to have a period of time for an "unrestricted right to terminate" – usually to do inspections and address unacceptable conditions with the seller. If there is an issue that is unacceptable and can not be negotiated, the buyer may terminate – for any or no reason.
Also, the buyer usually has a financing contingency. If the financing the buyer wants is not obtainable, the buyer may notify the seller in writing and terminate the contract.
During these contingencies, the seller typically continues to show the property and may even negotiate and accept a "back-up" contract. In the event the first contract "falls off", the back-up moves into first place.
Unless your offer had a "no show – no back-up" clause, the seller has the right to continue to market their property.
HOWEVER, no other contract can supersede your contract so long as you are moving forward to closing the sale.

Being a real estate agent you may think I am being a little bias, but… Using an agent is the safest way to sell your home. Some people believe that by selling their home privately that they will be better off because they don't have to pay a commission, Selling a house is not as simple as putting up a for sale sign board out the front of your house. Most agents will have a large network of "HOT" buyers who they have constant contact with, without an Agent you will not gain access to these buyers. Also remember that real estate agents are professional negotiators and are able to achieve a higher price then the average seller they can show the buyer more homes and in turn justify why the buyer should pay a certain price for a house.
Also most serious buyers make contact with an agent to be kept up to date with all of the new listings coming onto the market to take the hard work out of looking.
Another reason people should use an agent is the fact that they are familiar with market trends, area prices and property law.
Agents are there to help purchasers and Vendors through the entire sales process, including pest inspections, building inspections, dealing with finance brokers, cooling of periods, settlements etc.
