House Sales | Private House Sales-How To Cut Out The Middleman

Nowadays you can cut out the middleman and avoid estate agents fees by engaging in private house sales . In the old days, before the dawn of the internet, in order to sell your house privately you needed to at least spend money on newspaper advertising. However nowadays there are some very user friendly sites out there which will let you list your property for free or search through their database of private house sales.

Not unlike the travel industry the potential of the internet is totally changing the face of the property market. We are no longer reliant on a middleman who does not necessarily have our best interests at heart but is focused on the commission his company can make from our house sale. Naturally like any industry there are plenty of very good estate agents who will spend the time helping you find the most suitable property, but even so who wants to pay thousands in commission when this is no longer necessary.

As buying or selling a house is generally a family decision, the internet makes it ideal as a couple or a whole family can sit down together in the comfort of their own home and browse through as many properties as they wish without feeling any pressure whatsoever.

In fact it gives us the opportunity to make far more educated decisions as we can easily see what the going house prices are for our desired area, and if re-locating to a different area we can check out facilities easily at the same time.

The internet has given a whole new level of independence to use when it comes to private house sales as well as many other aspects of our life choices. Recently in the UK the demise of Hips (Home Information Packs) which meant that homeowners needed to spend money on these before they could put their property up for sale, does mean that the property market there can predict an improvement.

Both UK property owners and those in other countries are becoming far more aware of their options now and many more are opting for private house sales.

Using sites where we can list our property completely free of charge and it will be found online via the various search engines, often in very high positions. As buyers we browse listings and find properties which are of interest to us.

Even if you are already with an estate agent don’t worry you can still sell your property at sites like this and you do not need to pay any commission to an estate agent. If it is the case that you have signed a Sole Agency agreement then you can still sell your property privately and not have to pay commission. However be aware that if you sign a Sole Selling Rights agreement then you will have to pay the estate agent’s commission even if you do sell your property yourself.

As more and more people opt for DIY Home Selling it is your chance to engage in private house sales and avoid the cost of commission and cut out the middleman.

Weird. My basketball hoop is beside my driveway and not facing the street. I don’t think the city I live in has a 7′ easement, it’s more like 3′ instead. Residents put garage sale, private house sale signs in the easement area in the spring and inevitably the local paper prints a story about how those are not legal. When I had a corner lot, I would always take down the signs if a neighbor didn’t ask permission first, especially if they were between the sidewalk and the street.

I can tell you that cat urine odor is very difficult to get rid of because it soaks into the floorboards. Even straight bleach didn't completely wipe out the lingering smell.

Maybe the owner has run out of money to finish renovations.
Maybe owner is not well
Maybe owner has died and family are selling rather than do renos.
That smell could be anything. Make sure of cause before you buy. Don't know where you live, but I know of a beautiful renovated house for sale. Was originally ballet school. Good luck with this.

FineLarry says Stercus Accidit! @ 2:37 pm:

Yes, but the problem is, where do you build it? In my local area the council has ripped down three multi storey car parks and build flats in their place, one block of which are mostly council homes. They did this because there is no other land for them to build on, due to it being the South East and close to London and every available space already being built on, but now it means there is no-where to park in the local town, causing more problems for both residents and visitors.

We have something of a population density problem in this country – the South East and London are over-populated and are running out of space to build more affordable housing. Where there is more space, for example further North, there is no industry and no jobs, so people don't want to live there. This is more than a simple lack of housing problem. If the government invested in regeneration of towns and cities outside of the densely populated area then people would want to live there, and then you could invest in house building. We can't keep building more and more in the same places, because we're going to run out of building room soon enough.

"but I figure why not cut the realtor out, if they can make a good offer"

Your ethics are showing with this statement. You do not cut out the middle man until and unless your contract is up with them. As stated this is proably not a scam just someone looking to buy your house foe 40% below value by offering cash as an incentive.

Before you decide to cheat your real estate agent and go with this idea you better at least spend on an Atty who can tell you what the contracts really mean.

Sometimes these are just scams where you do something stupid and they end up with your home.
