Alex,
Read your written agreement with the real estate agent carefully. You will see that he is protected to the "9s". Also, real estate records are public, so anyone can find out who owns whatever.
In addition, the mortgage documents are liens. Thus, they are public records as well, so the real estate agent can see who the lender is and the borrower is.
Trust me, within one week of closing on the deal, you would be sued for the 3%, and you'd have to pay it.

Let me see how simple I can make this; businesses employ most of people in the US, right now they are losing business because people are not spending money on their products, so they do not have as much to pay employees (in many small business even themselves), then on top of that what money they do make is taxed about 40%… now if that tax is reduced to say what companies in Ireland pay, about 15%, how many additional people can they hire or keep employed this year.
BTW – about 70% of businesses are small businesses which are taxed very similar to individual income tax (by these so called "rich people").

Thanks for your input to my blog, I agree, I've posted a few articles on the growth of video in real estate marketing on this blog and the impact video is having on property marketing,in fact the Inman conference in New York in January devoted a lot of time to video. I always push video with the agents I work with and the seminars I conduct. I'm hoping that the take up will improve this year. I welcome your comments and input on this blog.

To the first poster: Because Bush's tax cuts WERE mostly for the wealthy, and the republicans want to keep them. The democrats just want to keep them from the middle class down.
But, we've all seen how tax cuts for the wealthy have worked… Just take a look at the news today.
