I sell Avon…and I love it! I make my own hours, I no longer have a boss, I never have to get my vacation time approved. It is a great opportunity.

Try to get him to put 20% down for a good loan rate. Are you trying to fool someone?
It could be fraudulent to try to fool the loan compant or the government.
Your relative could end up with the home, and you wouldn't have any place to live.
The whole thing is not advisable.

I hope that by moving out and renting your "home" to your parents you haven't lost "your principal home IRS exemption" of $500,000. for couple filing jointly… The law requires that you live the property as your personal residence for at least 24 months of the last 5 yrs you own the property. should that not be the case you might end-up having to pay capital gains….

That aside I dont see any thing illegal with selling your real estate property (Notice that I didn't call it your home because I dont know it longer is) to your parents for a little under the fair-market value… In today's depressed real estate market many owners are being forced to do just that… Consult your tax adviser for more details…
