By having good relationships with your fellow real estate investors, it would be easier for you to find people who can provide you with real estate loans, help you with closings, or buy the properties that you want to wholesale.

Thanks for the suggestions!! I actually read a great book just the other day. “The Pizza Delivery Millionaire, A Layman's Guide to Becoming Financially Free in Real Estate” by Rick Vazquez is a fun loving parable with tips on how to invest in real estate. It tells the story of a fictional pizza delivery driver whose goal is to become a millionaire. After finding out that one of his customers has become financially independent from investing in real estate, he becomes determined to learn all that he can from this new mentor before the end of the summer. Really recommend it also!

First check with city in which you want to own rentals and find out what you need, (license) research the city requirements for rentals, check with the building inspector on what is required in the rental (smoke alarms, etc). Find someone to run you rental comps in the area to determine how much similar apartments or SFH are renting for. Then you need to determine if the rent you can get is enough to pay the taxes and mortgage on the place. And dont forget, have money put aside for repairs.
Someone suggested Mrlandlord.com. I agree 100%. I have been a landlord over 12 yrs and still find out new things on that site. I have met some of the people (yes they are real landlords) and learned a great deal. Reading a few books is good, however you need to learn the ins and outs of being a landlord and what is required to run them. Find a local LL association group and become a member. (They keep you up to date on all the changing laws that effect a LL.) and check with your city inspector, and check out the city ordinences.

yet that is how capitalism works; there's no way to get rid of it in the U.S., since the middle class still seem to believe the lie that with enough effort and hard work they will become rich as well. From what I could tell, the only ones who manage to get rich are corrupt business owners, or people who get in entertainment (singers, sport players, actors of movies) who earn too much money for skills that shouldn't be paid so much.
A doctor, teachers, and janitor gets nothing compared to these parasites.

my best advise would be GOOGLE, or go 2 your local book store and buy a view books about real estate investing. thats what would help you in your career the most.
if i were u i would raise money 2 buy a forclosed house and double the price on it 2-5 years from now…no guarentee
