Don't these buyers know that they are supposed to demand a price BELOW the assessment?

Aren't the buyers going to feel really foolish when the market collapses and their market values are down 20% from their purchase prices a year from now?

The secret to make a killing on ebay is to know what is actually selling and hot. People who sell a lot of stuff on ebay are "working", and they have the right tools.

You have several methods. First, if they are going to pay the full purchase price in cash, then you receive the money and give a deed which should be recorded. Second, if they obtain a mortgage to pay you, y'all will likely need a contract and title insurance and the mortgage company will have lawyers draw closing papers. Third, you might want to sell it to them and receive payments instead of the full price. That involves at a minimum a note, deed and deed of trust. Or, if this is a rental property and you are considering another property, you might want to consider a 1031 exchange. In any event, I would suggest you consult with competent legal counsel and/or a title company. I know a title company : )
