Real Estate Investing | Passive Investing Tips, Become An Entrepreneur
One of the big motivators for becoming a real estate investor is to get out of the rat race. Real estate investing can be an 80 hour a week job, or it can provide you with financial freedom and a lifestyle where you get to choose how, when, where, why. The key is to become an entrepreneur. Many think of an entrepreneur as just a business owner, but an entrepreneur is much more.

Yes, talk to your accountant regarding sale of primary / secondary residence.
The sale on duplex, you may have to bite, unless you convert it into another secondary residence (after the sale of the house at your former state).
There's great savings potential in planning these sales, talk to your accountant, as there are details here that you may need to know. Can't answer your question with limited detail.

**SPECIALIZE.** Do Not Divide Your Focus! Section 8 housing. Not for the timid, but with the government paying the freight and a growing class of ‘consumers’. . . The government LOVES real estate investing! That’s why it gets all those tax breaks! All other projects require too many employees and/or will be cyclical in nature. “Cyclical Businesses” are okay as long as you understand this going in. “A fast Dime beats a slow Dollar.”
