Real Estate Marketing | Passive And Active Real Estate Marketing

In real estate marketing, there is so much competition among agents and realtors that it becomes critical not only to attract clients but, more importantly, to be trusted enough when they say they are better than the next real estate firm down the block. Many techniques have been explored from call capture systems to lead generating software yet sometimes, not even the best of these new technologies work.

Flipping can make sense in some curcumstances. If you have the capital, the construction knowledge and the patience, you can turn distressed properties into viable homes.

What happened to many flippers is they watched some TV shows, read a book, bought some tools and found out quickly that you cannot rehab a home in a week, then turn it into profits. In 2007, many of the foreclosures were abandoned flip houses.

There are distressed properties available as flip potential homes. The problem lies that in most markets, prices are down, demand is down, supply of homes is up, days on market are up. So you will have to sit on this investment potentially for longer than you want, typing up your capital. There are fewer buyers, and those buyers are waiting for a great property at a great price.

And the typical amateur flipper rehabbing there houses with all the stuff off the clearance racks is not doing well these days.

Bush 41 and Bush 43 are Progressives. People were very unaware of the Progressive movement until Obama was elected. Progressives want to collapse our economy and nationalize all industry. If you don't see that by now, its because you don't want to see it. Bush, Clinton, Bush, and Obama have all been Progressives. That is why the Tea Party happened. It isn't only having to do with Obama and Democrats. The Tea Party is a conservative movement but this grass roots political activist group is a referendum on Republicans as well. It has to do with the direction of the country since the early 90's. The dot com bubble set them back a bit but now they are right on track toward their goal. People tend to make excuses for elected officials of their own party. When you get honest with yourself, you will see how bad both parties really are.

I came across a software called Smartdraw. I use it to make charts and stuff for presentations to my senior managers (I'm a design engineer), but it also has a few templates for real estate flyers and some brochures. It's something to start off from, but you can probably add some of the floor plans in there, which is another built-in function.

I think that if you were to use your budget the most effectively, I would just make a brochure that is more like a spec sheet for each house that has all the info that a buyer would want. You can put a whole bunch of these sheets into a little booklet and leave them inside the houses and distribute them to realtors. (Alternatively, you can just have the loose sheets and distribute those card stock folders to put them in. You can see which houses attract the most attention by seeing which sheets you have to reprint the most.) It kills two birds with one stone – you advertise this particular house while showing similar houses that they might want, hopefully keeping the business in YOUR business.

Also, if you can afford it, print it in COLOUR. It makes a huge difference. Include pictures of the place's best selling points.

Several things,

1) free market principles were no where near the subrpime mortgage catastrophe, it has many guidelines and government regulation, the was investment by the government to lower it in hopes of creating a higher % of homeowners, which it did increase such during the time if you look at the stats, but their their efforts of a good heart, created the mess we have here.

2) Unemployment has been a constant in every system, even at our bad times now, or unemployment is hitting EU levels of unemployment during good times. There has never been enough paying work around to hire every single individual, and not all individuals are productive, hence you have unemployment.
