One of the most enjoyable moments in home selling was when someone made a lowball offer on our house, which we countered reasonably. They then made some ridiculous requirements – in addition to adding to their next offer. I told the realtor to do the following: Call the other realtor and LAUGH. Then say the price went UP and the requirements would not be part of that price. Our realtor was not sure about doing this, and I told her the following: You work for ME, not the buyer. They are jerking us around and you will not empower them. If you do not wish to respond as I have asked, I can always find another realtor under the terms of YOUR contract. The realtor did as I asked and she called me in surprise shortly after sayiing that the buyer really did want the house and would pay the asking price (which was completely reasonable and market value). Realtors (buyers AND sellers) are only after the sale and many will say whatever they think will get them their commission. My advice to you is to tell your realtor to immediately cut your offering price and give them 24 hours to respond. If there really is another offer, then you may not have lost the house – the other people may not have the credit, the down or there could be other factors.

Yep it is ugly.I clipped the paragragphs from an article about AZ property values (and national trends). The house mentioned below cost $265,000 in the Phoenix area, and sold for $65,300, a 75% decline in value.

Great job!!I have been doing really well myself. We have been so busy moving, buying a new home, then selling our old one, chasing around an almost toddler… I am nearly at my 'goal weight'. Just 2 pounds to go!(I haven't posted here in a while)I need to work on drinking more water as well. I have found snacking on raw fruits and veggies helps me a ton!Yippee!

The house is basically worth what similar houses around it are being sold for. Age is a factor, condition is a factor, land area is a factor. The 5 acres may actually hurt the value as I assume there are few properties that have similar land size. The deferred maintenance will also affect the value of the home. In general houses have been losing value the last several months on top of the other things I mentioned- the depressed sales market is what is contributing to that.

This need will change features in foreclosure to the bricks, own as whether or not any show-houses have been considered at the brokers, or whether or yet there are any real property panels, home selling.
