Southern Comfort – I read that and I agree with what Victor Lund says about the paradigm shift in the real estate selling process….but getting back to the statement you made about the number of private sales in Greenwich. Where do you get your data?
You mention that there weren't fewer sales…can you point me to where you found that info? If it's true it definately changes my viewpoint on the market and I would find it most helpful as I'm sure most people would on this blog would as well.

Here is what it says:
1. The seller is not in financial difficulty.
2. He will not make any requested repairs…so don't ask for any.
3. If you do not make the offer in writing with a sales contract that is legal in your state, it is not a binding offer.
The rest is just irrelevant ranting.
However, you still have the right to:
1. Get an inspection….he just won't pay for any repairs.
2. Get a survey…he just won't pay for it.
3. Get a home warranty..which you have to get an inspection to receive….and he won't pay for that eitehr.
My advice: The ad screams of arrogance and this will be a difficult transaction for you…to me, it's not worth it….too many houses for sale.

Sounds like lazy agents. And yes to some degree Jim the questions they ask are to hook you. But consider this, if they didn't ask you those questions,you wouldn't know about a new listing not yet seen and would lose out buying it. While I agree with you that pictures and information should be kept up to date, it only tells me one thing, don't work with an agent that works his business in that manner. There are many more that do take good care of their listings for their sellers. So call one of them.
