The success of an open house largely depends on how the event is organized. Removing pet bedding, cleaning windows, and sweeping the veranda is a good start, but not enough to create an inviting atmosphere that will attract buyers.

Hi Sandy. Hope today has brought a “better feeling” to your body. We continue to pray for you and your family as you fight this battle. Just a thought on the house sale…you might give a call to Cedar Creek C of C and let them know you are a member at Markle and have the house for sale. Maybe there's someone from that congregation looking… God does tend to work like that sometimes. God bless…

It means that it will take a lot longer for the sale to go through as the mortgage lender has to approve thew sale as well as the owner. This is because the sale price will not cover the mortgage and the lender will lose money on the sale.

A bank can decide immediately. The market is so poor now that they are more likely to assist you rather than hold it on their books and try to sell it retail.
The other example was in a completely different market where the banks losses were marginal compared to today.
The stronger your position the higher the chances are you will get it. They want it gone.
Good luck
