Home Sale | Quick House Sale – Things To Consider

Selling a house can become a worrying experience if you do not have much time in hand. Due to problems like sudden relocation, need for quick cash, house repossession, divorce etc, you may need to sell off your house to get quick cash.

With quick cash, you not only pay off your debts but also may end up with some cash in hand. Furthermore, most agencies do not even charge you anything with respect to the legal fees and surveying costs etc. So, quick selling your house is not a very costly affair. All the hassles and costs are taken care by the agency specializing in quick house sale. Cash buyers purchase your property from you, or they pay off your arrears by purchasing an option on your property and help you to manage an open market sale.

This allows you time to sell your home yourself through an estate agent and achieve the best possible price. However, selling through the estate agents is not advisable if you are in real need of fast cash. Despite promises, most estate agents are not able to sell house fast.

When you decide to sell house for cash it would save him the overall expenditure and this can be passed on to the buyer in form of a discount. The procedure involved in the process of selling the house for cash is very simple and can be dispensed with without having to hire a lawyer. Quick house sale is a straightforward process through cash and it saves your time, money and effort. The cash buyer will makes all the arrangements and pay all the fees incurred with respect to both sets of solicitors, estate agents fees, stamp duty etc.

If you have a standard contract then the situation can work for you, rather than against you. It the very least you will have the 6 month lease, but if the home is sold the new owner has to keep you with the lease unless you break some of the rules.

If the new owner is motivated to see you leave, offer then a deal, say 3 or so months of rent for you to move out. Helping pay for the move and some free rent money as well.

Written as only someone who values the spirit of a home and who has a home for sale! And as someone who presently also has a home for sale I especially appreciate the line, How can I leave this house to someonewithout imagination enough to see it?Somtimes, before a showing, I intentionally leave something in the house just so the prospective buyer knows that real people with real lives live in this home.Thank you!

I trashed my grandparents extensive national geographic collection by cutting out all the boobie pictures. To this day I still have a thing for low hangers… The funniest part is I don’t think anyone in the family ever knew and when my my grandparents died my mom ran the home sale and I remember the guy who bought a couple of cartons of NGs was my elementary school math teacher. I had used a razor blade to cut out the pics so i wonder if he thought my GPs were really puritanical or something…

Aaron,
Excellent points.

Yes, I'm not a lawyer but, I believe the listing agent ultimately has the responsibility for all aspects of the presentation of the home for sale and in the worst case they probably risk more than just their reputation, I can imagine a situation in today's litigious society where buyers would file suit over undisclosed property defects where photos were doctored and the buyer felt they were deceptive.

I think handling a request for photo modification as you describe (Documenting the request in writing and advising the agent of the downsides of the modification) is an appropiate way to handle such a request.
