You might be thinking of selling home while moving to another destination. You might also be aware of the basic things to do that will fetch you a handsome cost for your real estate deal. But hold on, did you ever thought of avoiding certain mistakes while selling home? If not, you must do this. Certain mistakes can result in missing on a profitable deal with a potential buyer. Read on to know what mistakes to avoid when selling home.
Don’t try to sell home when it is not ready- You must prepare your house before you offer it to the buyers. Do whatever is needed to bring home in shape- in a good shape. This may mean cleaning, painting, repairing and even remodeling. A little investment here will bring you a value for your house and a good money too!
Don’t set an unrealistic price for your house- Whatever you are doing to improve your home, do not set a selling price that is not appropriate for it. A much higher asking price will deter the buyers from offering to buy home at the first place. A right price of home (or even a slightly higher price than fair market value) will at least send them the message for negotiating about the deal.
Don’t overdo while remodeling home- Your home should not look like ‘something out of place’ from your neighborhood. If upgrading home, do it in such a way that it adds to the beauty of surroundings and does not put off the buyers at the very first sight of it.
Don’t be emotional while hiring a real estate agent- Hire a realtor simply on business rules. A professional real estate agent who knows and deals house sales in you neighborhood is the appropriate one to be hired. You can go for your friends or relatives who are realtors but only if they fulfill your requirements and have sound business knowledge.
Don’t try to hide the problem areas- If your basement leaks or the heating system is not working right, repair them before filling up the property disclaimer form. Simply filling the form cannot deter the buyer from suing you later when the problem is found out!
Don’t try to sell home fast- Last but not least, don’t ever try to sell home quickly or in a hurry. Real estates are something to be pondered upon, to be planned and to be given time for getting the right price. Being in hurry means making yourself weak while negotiating for the house price.

Oh, Donna, that’s funny, a career in real estate selling property to book lovers. That’s really funny considering I added someone who just bought property in Mesa to my library mailing list for Authors The Teague programs. Do you think she bought that property so she could come hear the authors?

The follow-up calls will be easier, you already know they are interested at some level.
The cold calling will be tough, especially if you want this to be scripted. If you were my assistant, I would want you to start with an introduction and an offer of assistance rather than pushing for the appointment. Ask if they have any real estate needs, interested in knowing more about the market, the value of their home, that sort of thing. I would not want to go out wasting my time just because you got the appointment booked, I would want to know there is an interest in what we do.

The real estate agent industry, in Australia, is in a state of flux. The industry for so long protected by it Institutes via lobby to legislators and by the dominance of two portals is now panicking. Australia, against world trends still clings to a commission agents system. This system is now under threat mainly due to vendors becoming “more aware” that they have options. They have options to commision based selling, flat rate discount selling, agent assisted selling, selling themselves and lawyers real estate selling. Sites around the world that are giving new options like matching buyers/sellers and on line brokerage will also emerge in Australia in due course.What concerns me most about the Real Estate Institutes direction in this country is their apparent desire to set up their own national portal based on solely protecting their “commission based sales model” . They are entering a field of which they know very little, are ignoring the real threats to their “industry” and expect all agents to follow.This will not succeed as every agent (barring the franchise owned agencies) is a separate business model of their own. Each agent will look at what is best for their own survival. Most are smart enough to know that their Industry Bosses (REIs) do not know their patch as well as they do.Our capitalist system works best when the options are multiple, when the consumer, the vendor and the agent have choices.If REIs decide to start up their own “National Portal” then REA will salivate at the prospect of fighting them head on- with 80% of eyeballs as their start point.

Do not sign any written acceptance or agreement documents if you do not have the money to pay the realtor. If you do, the realtors are owed their commission and you will have to borrow it to pay them.
without a signed acceptance or agreement, the property stays on the market. Check your listing contract, you should be able to terminate it any time up to the day you sign an acceptance or agreement. Once that is done, you owe the commission.
