Written as only someone who values the spirit of a home and who has a home for sale! And as someone who presently also has a home for sale I especially appreciate the line, How can I leave this house to someonewithout imagination enough to see it?Somtimes, before a showing, I intentionally leave something in the house just so the prospective buyer knows that real people with real lives live in this home.Thank you!

Throw in another assumption or 2 and it actually gets better….
1 – The Twelvepacks refinance in 1995 for a 15 year mortgage at the then current rate of 7.5%.
2 – Factor in the mortgage interest and points tax deductions.
3 – Factor in the home sale capital gains exemption.
I don't know all the math behind it all, but I'm sure that home ownership will beat the taxable income that the market had generated during that same 30 year period.

If you get an agency to help you, and once they figure out the price even though the house is listed for 200,000 a real estate agent can figure out the appraise price of the home so it can even be less than 190,000. I can recommend you an agency that is located in California if you are located in CA.. I think they are licensed nation wide too if you are interested let me know.. hope I can help in any way..

Well, I know a mortgage broker that I was just on the phone with and according to him, No a short sale will not ruin your credit because the lender has to approve the sale. From what I have seen to do a short sale the lender will usually have the property appraised and will only take the offer if it is 90% of the appraised value. Lets say your house appraises at $100,000 then the lender will only take an offer of $90,000 or more. Its not like you owe $100,000 and the lender agrees to sell it for $50,000 and expects you to repay the other $50,000 and dings your credit because of it. I would say NO because the lender is allowing you to sell it at that price. I would talk to an attorney though if I was gonna do it
